Job Summary
The Area Maintenance Manager will assist with leading and supporting the maintenance / engineering staff and ensure that facilities and systems operate properly. The Area Maintenance Manager is responsible for ensuring the efficient operation of the Engineering Departments in support of all operating verticals, while guaranteeing the optimal maintenance of the equipment, building and hotel grounds. This position will support the Area Director of Engineering with technical skills, a hands-on leadership style able to recruit and retain highly skilled engineering staff, and excellent communication & organizational skills to set up the engineering teams and the properties for success.
The person having this position must have good communication skills, the ability to resolve conflicts, and a thorough understanding of Bunkhouse policies. They must develop and maintain the company's culture, values and reputation in the public eye and with all staff, guests, vendors and partners.
Responsibilities
- Develop and administer preventative maintenance schedule
- Complete work orders in a timely manner. Ensure all work orders are properly documented i.e., completed forms and/or closed in computer
- Monitor general condition of the building and surroundings at all times walking the property regularly
- Maintain knowledge of all types of mechanical equipment including chillers, boilers, water softeners, and refrigeration equipment, plumbing and electrical systems, and hotel shuttle
- Maintain knowledge of local building code and other applicable building laws; blueprint reading; and building construction
- Manage the sourcing, interviewing, culture training and ongoing development of maintenance department, with a focus on team member satisfaction, productivity, and guest satisfaction
- Ensure all fire and safety inspections are completed and any discrepancies are corrected
- Obtain pricing and bids or develop cost estimates as directed
- Monitor supplies & maintain working order of tools and equipment, maintain respective inventories, complete orders as necessary
- Ensure a monthly tool inventory is completed and documented
- Ensure all monthly, quarterly and yearly documentation including but not limited to preventative maintenance forms and brand standard required documentation is completed and turned into the General Manager for review in accordance with brand/company policy
- Maintain a clean and safe working space
- Ensure all monthly, quarterly, and yearly inspections are done timely, accurately, and responded to as appropriate
- Schedule outside contractor work, including fire systems and equipment as necessary
- Maintain pool and spa, performing chemical testing and maintaining up to date logbooks
- Respond to guest requests and complaints timely, efficiently, appropriately and in a friendly manner
- Maintain professional image at all times through appearance and dress
- Follow Company policies and procedures and effectively communicate them to subordinates
- Promote teamwork and quality service through daily communication and coordination with other departments
- Operate hotel in accordance with all federal, state, and local laws including OSHA, EEOC, wage and hour, and health code laws
- Other duties as assigned by supervisor or management
Qualifications Qualifications- Specialization in technical crafts (HVAC, electrical, plumbing, etc.) is required; an ability to advance knowledge in these areas and to mentor others is essential
- Proficiently speak, read, write, and comprehend the English language
- Able to read and write to facilitate the communication process
- Able to present technical ideas to management
- Able to work independently with minimal supervision and desire to participate as part of a team
- Lead and be a role model for all team members
- Basic knowledge of budget development and analysis and monthly financial analysis
- Able to assess/evaluate team member performance in a fair and consistent manner
- Able to make decisions with only general policies and procedures available for guidance
- Able to work in fast paced environment
- Able to prioritize, organize, and manage multiple tasks
Education and Experience RequirementsHigh school diploma or GED equivalent; two years of college or vocational training in electrical or mechanical engineering or plumbing, preferred.
Policy and Service ResponsibilityMust adhere to all hotel/company loss prevention guidelines
Physical Requirements- Able to perform the essential functions consistent safely and successfully with the ADA, FMLA, and other federal , state and local standards, including meeting quality standards
- Ability to maintain regular, punctual attendance consistent with the ADA, FMLA, and other federal, state and local standards
- Must be able to lift and carry up to 50 lbs
- Must be able to sit, stand, and squat frequently
